Before you begin your bathroom renovation, have a look at some of the things that contractors find when renovating your bathroom.  Being aware of some of these issues can save you from unexpected and costly surprises and you can have a backup plan just in case you do encounter one of these renovation issues and need to adjust your plans

-Bathroom fixtures that are old, inefficient, cracked, and hard to clean often need to be replaced 

-If your bathroom fixtures are relatively new, consider replacing the seals instead of throwing them away 

-Updating your fixtures to more efficient models can save you money, reduce environmental impacts and keep leaks from destroying your new bathroom renovations

- Equip electrical outlets with ground fault circuit interrupters for safety

-Update lighting to energy efficient standards and to allow for good coverage

-Ensure that the drainage system is sufficiently vented and that proper traps are installed.  Updating the plumbing to modern standards can help with water flow problems.  It is especially important if you have an older home that may have lead in the pipes or plumbing that is deteriorating and leaky

-Plumbing issues will continue; slow drains and poor venting needs to be addressed while the plumbing is exposed.  It can help to improve air quality and reduce excessive moisture that causes mold.  A leaky pipe can cause extensive structural damage in other parts of your home, sometimes remaining hidden for long enough to become an incredibly costly repair

Flooring and walls in your bathroom

-Have a look for signs of deterioration like cracks, bulges, growth of mold and anything else that may indicate underlying problems.  Sometimes a vapour barrier was not installed correctly and a leak can cause water damage in your bathroom far away from the immediate source

- Cracks and bulges are problems that will come back unless you identify the area in your bathroom that caused the damage and repair it.  Covering up a water damaged floor with a new one before fixing the source of that damage will cost you a new floor very quickly.  It is also important to consider the impact that molds have on indoor air quality

-Expert help may be needed for structural changes if you discover severe problems with leaks or faulty construction to begin with.  It is important to recognize the limitations of your skills and hire a professional to repair damages if the bathroom renovation becomes too complex and involves fixing problems that you are not skilled at.  A good plumber or bathroom renovation expert will often suggest things that you were unaware of that could save you thousands of dollars and an entirely new and unnecessary bathroom renovation later on.  Quality work should last a long time and it is almost always worth the cost in the long run.  Always make sure that you have a contract in writing before beginning any home improvement project with a contractor

-Closet space, towel racks, extra doors and rethinking bulky vanities can dramatically affect the look and feel of your bathroom

-If your bathroom is located between two bedrooms, perhaps there is space to install a new door so that it can be accessed from both spaces

-Removing a bulky vanity to replace it with a sleek stand-alone sink can dramatically reduce clutter and add elegance to your bathroom.  The same applies to your bathtub; a claw foot tub can be a work of art and your bathroom renovation can add a significant amount to the value of your home 

-When considering a new tub or shower, be sure to sit and stand in it first to make sure it works for your needs and body type.  Two person bathroom tubs are sloped at both ends with faucets located in the middle.  Where is the shower head?  A shower head that lets water fall like rain from directly above could be a welcome change to your bathroom

-If you are replacing walls, now is the perfect time to consider adding a recessed cabinet, or if you have the space, a closet

-It is often a good idea to have an expert identify load bearing, critical walls before moving on with your bathroom expansion plans if you are doing it yourself.  A mistake here could be costly

Bathroom Renovation Ideas on Ventilation and Moisture

-Air quality can be drastically affected by growth of mold from excessive moisture in a bathroom that is not ventilated properly.  Installing a window and proper ventilation system can reduce bathroom molds and recurring moisture problems

-Do you have a bathroom fan installed that vents directly outside?  It should seem like common sense, but some people fall prey to shoddy construction methods and moisture is vented to another area of your home, usually out of sight, causing air quality problems and structural damage.  It's worth having a look during your bathroom renovation just to be sure of where that vent goes

-Is the heating adequate for comfort and to reduce moisture? Creating a warm, inviting bathroom not only puts you at ease, but it helps to keep the bathroom healthy and mold free

-If you can, install a ventilation system for the entire home that includes a heat recovery ventilator

-Determine the cause of the bathroom moisture. Moisture can come from building leaks, plumbing leaks, and high humidity from improper ventilation in your bathroom. You will have to fix the problem or mold will come back and it can be the source of major air quality problems in your home

-A building leak can affect more rooms than just the bathroom, so if your plumbing checks out and the source of that bulge in your walls is not from the bathroom, you will have to trace it back to the source or the money you spend fixing the wall will be wasted.  A building leak could also be affecting other areas of your home and if left unresolved, it will become very costly to fix the ongoing damage that leak is causing

-Avoiding excessive moisture in your bathroom is an important consideration when going ahead with your bathroom renovation.  Too much moisture can deteriorate building materials much quicker than they would without it, costing you unnecessary and inconvenient repairs in the future.  Moisture in the bathroom is sometimes overlooked because it is expected from a room where water is so commonly used, but it can be a costly oversight if left alone
